Real Capital Analytics, Inc (RCA) is an independent research firm focused exclusively on the capital investment markets for commercial real estate. RCA offers the most in-depth, comprehensive and current information of activity in the industry.
Formed in 2000, RCA has offices in New York City, San Jose, and London. In addition to collecting transactional information for property sales and financing, RCA interprets the data including capitalization rates, market trends, pricing and sales volume. The firm publishes a series of Capital Trends reports and offers an online service that provides real-time, global transactional market information.

Volume and # of Props – Closed sale and entity level deals for properties and portfolios $10 million and above. Volume and number of properties now include all partial interest deals at a pro-rated share of the property value due to RCA’s recent changes in methodology.
Average price € is quantified per unit. Closed sales using a 12-month rolling average for properties and portfolios $10 million and above. Excludes entity level transactions and only uses well qualified deals for calculation of pricing.
To calculate the PPU (euros and m2), a market and property type combination needs to have at least 3 qualified properties trade in a 12-month period for the average.
